WHERE'S MY MONEY?
There are thousands of people who want to invest in real estate but have the same concern. Where do I get the money to invest? Commonly they are paying taxes on what we call "dead property" with no hope of a substantial return. Here is an example of someone we helped:
Ms. Smith inherited 4 acres of land near several industrial parks. She was paying property taxes in the amount of $3500.00 per year on the property. She wanted to create an income for herself. We met with Ms. Smith and performed a market analysis on her property. We found a buyer for her property for $200K. We helped her through a 1031 exchange to invest in an income producing property which had $2000.00 per month positive cash flow after all expenses including the mortgage on the new property.
So let's recap. Ms. Smith started out with land and $3500.00 tax bill every year. Within 120 days Ms. Smith converted that dead property into a $2000.00 per month income on a new property which if she sold today would net her over $300k in net profit.
